What you'll need

Ready Before Launch.

A sale is won in the two weeks before it goes live. This is what those two weeks involve, what they cost, and how long they take.

Preparation checklist

Buyers decide in the first ten seconds online and the first ten minutes of a showing. Everything here is aimed at those two moments.

  • Declutter and depersonalize

    Clear surfaces, half-empty closets, personal photos put away. Buyers need to see the rooms, not the life in them.

  • Repairs that photograph

    Paint, caulking, lighting, hardware — anything a lens picks up. Large renovations rarely pay back before a sale. Finishing does.

  • Staging

    Full or partial, scoped to the home and the buyer we are targeting. Scheduled to land the week before photography.

  • Paperwork

    Survey, permits for past work, utility bills, your mortgage statement, and for condos the status certificate. Ready paperwork keeps conditional periods short.

Timeline

Evaluation to launch is typically two to three weeks. The rest of the calendar is set by strategy, not by chance.

  • Week 1: evaluation and pricing

    Recent comparables, current positioning, and the pricing strategy agreed. The preparation list is built the same week.

  • Weeks 2–3: preparation

    Repairs, cleaning, and staging complete. Photography and video shot the week before launch.

  • Launch and the first ten days

    Live on MLS and pushed across every channel. Showings, open houses, and feedback shared with you as it comes in.

  • Offers to closing

    Offer night or offers as they arrive — decided with you in advance. Firm deal to closing is usually 30–90 days.

Costs

Every cost is agreed before the sign goes up. Nothing new appears at the lawyer's table.

  • Preparation and staging

    Repairs, cleaning, and staging priced by scope and by how long the home is on the market. We spend where it moves the sale.

  • Legal

    Your lawyer handles the transfer, the mortgage discharge, and the closing adjustments.

  • Commission

    Set out in the listing agreement and signed before we go to market. Discussed openly at the evaluation, not after.

  • Mortgage penalty and the next home

    Breaking a term can carry a penalty; porting or bridging may avoid it. As your mortgage agent, I get the exact figure from your lender before we price.
