Documents for pre-approval

Send these once and the file moves. A complete package is what turns a rate quote into a lender-backed pre-approval.

  • Identification

    Two pieces of government ID, one with a photo.

  • Proof of income

    Recent pay stubs and a letter of employment. Self-employed: two years of T1 Generals and Notices of Assessment.

  • Down-payment history

    Ninety days of statements for every account the funds pass through. Gifted funds need a signed gift letter.

  • Current obligations

    Statements for car loans, lines of credit, student loans, and any existing mortgage.

Timeline expectations

The calendar is set by the file, not the other way around. With documents in hand, the steps run quickly.

  • Pre-approval: 24–72 hours

    Once the package is complete and the credit bureau is pulled.

  • Rate hold: 90–130 days

    Depends on the lender. The hold protects you if rates rise while you search, and many lenders will honour a lower rate if rates fall before you close — confirm which, because it varies by lender.

  • Financing condition: 3–5 business days

    When the offer carries one, the lender completes the appraisal and final approval inside that window. Preparation is what makes it comfortable.

  • Offer to closing: 30–90 days

    Set in the offer. Shorter closes are possible when the financing is already arranged.

Costs to plan for

The purchase price is the headline. These are the numbers around it, and they belong in the plan before the first offer.

  • Deposit within 24 hours

    Due to the listing brokerage's trust account within 24 hours of acceptance, by wire or bank draft. In Toronto, expect around 5% of the price.

  • Land transfer tax

    Toronto buyers pay both the Ontario and the municipal tax. First-time buyers can claim rebates of up to $4,000 provincially and $4,475 from the City.

  • Legal fees and disbursements

    Your lawyer's fee plus title insurance and registration. Budget roughly $1,500–$2,500, plus adjustments for anything the seller has prepaid.

  • Inspection, appraisal, insurance

    A home inspection runs about $400–$700. Some lenders cover the appraisal. Under 20% down, the default-insurance premium is added to the mortgage, not paid up front.
